Which Part Fails in Your Tap
Two tap families seal differently: a washer tap shuts off with rubber pressed onto a valve seat, while a mixer does its sealing inside a ceramic disc cartridge.
The washer tap is the older style, with separate hot and cold handles that take several turns. A spindle screws down and drives the washer onto the seat to stop the flow. The jumper valve is the carrier at the bottom of the spindle that holds the washer as it travels.
Mixers work off one lever, usually a quarter turn, and seal inside the cartridge, where two polished ceramic discs slide against each other. When those discs wear out, the cartridge gets replaced as a complete unit, matched to your tap's exact model, because sizes and fittings vary between makes.

Who May Repair a Tap in Queensland
The QBCC allows anyone with the appropriate knowledge and level of skill to swap a tap's jumper valve or washer, and that task alone sits on the unregulated list. The finished work still has to meet the standards.
Everything beyond that washer swap is licensed territory. Queensland classes other tap repairs as minor work, done by a QBCC licensee with no permit and no Form 4.
Fitting a whole new tap is licensed work as well. The QBCC guide uses that very job as its example of work outside the owner's short list. Our tap replacement page covers choosing and fitting new tapware.
Rentals run on their own timetable. A dripping tap isn't an emergency repair under tenancy law, so it counts as routine: the tenant reports it, and the owner or manager must arrange it within a reasonable time. A Notice to remedy breach, Form 11, gives the owner or manager a minimum of seven days to act.

Where the Leak Shows and What It Means
Water dripping from the spout, even once the tap is fully closed, tells you the sealing part has failed. Read the location and you've usually read the fault:
Dripping spout
the washer, the valve seat or the cartridge has worn out.
Water around the handle or spindle
a worn O-ring or spindle seal, most visible while the tap runs.
Wet base or water under the bench
worn O-rings, a loose connection, or a body cracked through corrosion.
Stiff or sticking handle
grit or wear in the cartridge or spindle, even while the tap still seals.
Shutting the water down safely comes before any of these get opened up. Where the tap has no isolation valve of its own, close the stop tap at the water meter with a clockwise turn. Check first that no appliance, such as the hot water system, depends on that supply.

When an Old Tap Is Past Repair in Albany Creek
The price of a tap repair turns on the tap style and the part required. Damage to the seat or body, how easily the water can be isolated at the tap, and how many taps we do in one visit all feed into the figure. You see it in a fixed quote once we've seen the job.
Some taps stop being worth mending. A body that's cracked or heavily corroded can't be repaired, and a leak that persists after new washers and cartridges have gone in points to damage the parts can't fix. Access matters too: a jammed isolation valve under a tight vanity means extra work before the repair even starts.
The suburb's housing stock shapes what we find. Area-level estimates put growth at 4.2 per cent over the five years to 2025, with 383 dwellings approved across five years. So alongside the established brick homes, newer kitchens and bathrooms carry current-generation mixers, while the older stock more often turns up washer taps with worn seats and tired spindles.
One related job lives elsewhere on the site: toilet repairs for cistern valves and running suites, and outdoor tap repairs for garden and hose taps that leak at the spindle.

Questions About Tap Repairs
Call (07) 3524 7137Why does my mixer tap feel stiff to turn?
Grit or wear inside the cartridge, or a tired spindle, is behind most stiff mixer levers. The cartridge gets swapped as one unit, and the new one must suit your tap, because fittings vary between brands.
How much does it cost to fix a leaking tap in Albany Creek?
The figure depends on the tap style, the part required, any seat or body damage, how easily the water can be shut off, and how many taps we do. You get the price in a fixed quote after we've seen the job.
Is it worth repairing an old tap in Albany Creek?
Yes, while the body is sound and only a washer, O-ring or cartridge has worn. A cracked or badly corroded body, or a leak that survives new parts, means a new tap instead.
How many litres can a dripping tap waste?
A slow drip can waste thousands of litres over time. That loss lands on your Unitywater bill, because the utility's concealed leak adjustment excludes fittings such as taps.
Will turning the tap off harder stop the drip?
No, and forcing the handle down grinds the washer against its seat and ruins both faster. Fitting a new sealing part is what actually stops the water.
